Project Overview

The brief was to keep as much of this original single story dark brick 1920’s home as possible.

The existing ground floor area was extensively restored, including the kauri floorboards, leadlight windows and decorative ceilings. The poorly built lean-to at the rear was removed and replaced with a 4th bedroom and a second living area, opening to an ironbark deck and the landscaped rear yard and new pool.

Height restrictions meant a second story was incorporated within a zinc clad ultra modern roof, creating a light filled space which opens to a lofty deck taking advantage of sweeping views across Balmoral slopes, Manly and beyond.

By incorporating a seamless extension, a wonderful family home has been created, where period meets contemporary.

Optional Description

‘I cannot speak highly enough of Luke Constructions. The quality of the build is fantastic.

I have been extremely happy with the ‘cost plus’ contract. It has allowed me freedom to change various items as the build has progressed and the invoices are concise and transparent.

Richard was onsite every day. He was always available, easy to contact when needed, and very mindful of the neighbours. His team is terrific and very friendly. They always welcomed me onsite and any change or suggestion was never too much problem.

I could not be happier with the entire project. I also have another project which Luke Constructions will be doing for me next year.’
